We strive to get your investment rented quickly, but feel it is important to get the RIGHT tenant versus the FAST tenant! Spending time up front and finding the BEST tenant for your rental creates a good experience all around, versus one that is stressful and frustrating.

Oftentimes people think they just need to do a quick credit check and verify employment but there’s more to it than that. Our high quality tenant screening process digs deeper. We gather extensive information on the following:

  • Credit report
  • Employment verification
  • Rental history
  • Income verification

Our screening process is not just based on a credit score only - we take a comprehensive look at the overall applicant. This process has proven to be extremely successful.

Tenant Finder Services

Are you a homeowner looking to manage your property independently while ensuring you get a well-qualified tenant? I’ve got you covered!

First, we analyze the property and provide you rental comps. Then, we enter your property into MLS. Additionally, we advertise on all national rental search sites such as Zillow, Trulia, and Hotpads. We take professional photos and handle all advertising and marketing.

Next, we prepare the property for move-in condition, including additional cleaning and repairs if needed. We schedule and conduct showing appointments. We do not give out keys. We process full applications, including background checks, eviction checks, credit reports, employment verification, rental history, and income verification. We manage the lease signing and collect the first month’s rent and security deposit. Additionally, we provide a full accounting statement for funds paid.

What is my fee?

I charge 100% of one month’s rent. There are no upfront start-up fees, and we do not charge anything until the property is rented and the rent has been collected.

Once we sign the lease and collect the first month’s rent, we process the file through our accounting department. Then, we deduct my Tenant Finder Fee. Our bookkeeper sends you a check for the security deposit (made payable directly to you) and a copy of the signed lease. Additionally, we provide an accounting statement reflecting all disbursements made.
